The foundation is a shared foundation (middle townhome-3 of 8).

Most of the foundation at the adjacent units was not visible.

Stored items restricted the inspection of the garage floor.

Recent renovations and or interior painting concealed historical evidence.

It is recommended that the buyer contact the current owner/HOA for any information pertaining to foundation history. Note that observed evidence of movement may be perceived differently by your Buyer or Inspector at the time of resale. . Otherwise you are accepting this foundation on an “as is” basis and may find repairs necessary in the future. Concrete slab only Extensive cracking found in the foundation In examining the structural system, a number of damages in increasing degrees of severity in the following areas; walls, ceilings, floors, windows and doors, were observed, indicating movement of the foundation and possible damage of the foundation itself. It has been noted that remedial leveling has been previously performed and that there may be a need for additional leveling in other areas of the house. It is this inspectors opinion that foundation is not performing as intended at this time and the inspector recommends further evaluation for the foundation’s repair. Recommend a structural engineer for further evaluation of the structures foundation
